Default I-93, Exit 23

Wondering whether any forum members know what the land clearing project on the hill to the right, just west of the Rt. 104 entrance to I-93 south is. A quick google search makes me think it could be a new rest area?

It is going to be a rest area. The proposal was submitted in 2018 by Rusty and Alex who also built the ones in Hooksett. The proposal is for a private entity to acquire the land (completed in 2017), construct facilities and manage operations for a suite of rest area services to include quick-service food, restrooms, pet walking areas and related amenities.

Its a new medical office building complex that has been in the works for years. The hold up has been the access issues from the State in regards to the seasonal traffic loads from exit 23.
For anyone who might read this and have influence I submit the following; Consider building rotaries at the bases of the highway exits and entrances. This would allow for a free flow of traffic from the highway while at the same time slowing down the traffic coming down the hill on 104 from Bristol. It can be a very busy and congested area and having traffic backing up onto 93 on busy nights due to the present stop signs and need to cross traffic is definitely not a good solution! When (if??) the new rest area proposed is built across 104 from the northbound exit the problem is going to become much worse.
In addition I would suggest to the selectmen in New Hampton consider forming a committee immediately to explore the possibility of creating a commercial district in the area of the junctions of 93, 104, and 132 and floating a TIF bond to upgrade the roads and utilities in that area to support the businesses that will follow. It will take time both because of the magnitude of the project and because the State DOT would need to be heavily involved in the designing right from the get-go.
I was one of the founding members on a committee in Concord the worked out the details on an area titled "the Opportunity Corridor". As you drive north and pass exit 15 you will notice a bunch of new medical office buildings on the left side, that was the opportunity corridor. My long standing family tractor business, an abandoned lumber yard, a relatively new Delta Dental office building and Brochu's Landscaping were all of the businesses on that street when the committee was formed. After years of of going back and forth the committee came up with a plan that has not only improved the still bad exit 15 traffic flow,it has also brought a hundreds of new high end job opportunities and much enhanced tax revenues to Concord. Wake up New Hampton, this is a great opportunity!

Apologies for any confusion with my original post. I’ll give it another try.

Driving west on Rt.104 from Meredith toward New Hampton, as you turn right to enter the I-93 south on-ramp, look up and you’ll notice a large tree clearing operation on the hill. That’s the area I’m referring to.

Default Two projects planned on 104

On the side where the Mobil Station stands, between the station and I-93, a medical park is scheduled to be built there.
On the side where the park and ride is located, between the park and ride and I-93, is where Rusty and Al is putting in a rest area similar to the Hooksett area minus the liquor store. The brown building will be preserved and moved to a different location.
Like NH.Solar says, New Hampton should form a committee now, to study future traffic in the area. You don't want a mess you see in Tilton!

Excellent, but back to the original question....What is the plan for the large treed area currently be cleared WEST of the Exit23 interchange on RT104? The prior post identified things to the EAST of this interchange and I am sure we are all grateful for that input and clarification, but still the lingering question.....

If you are asking about the cleared piece where Jeremy Hiltz has a fleet of large equipment parked it is going to be a medical office building complex that will be built in two steps. The owners name is Sharps and he has been steadfastly pursuing this project for a long, long time ...good to see it finally happening.
The rest area proposed by the Common Man will be on the northeast corner off I-93 where the large mustard yellow colonial now sits, and will wrap around the park and ride and DOT sheds and come back out onto 104 just north of the Irving station. You can see the backdoor access to the DOT lot there now. Lob52, the link for the site map in the last page of the pdf in your original post isn't active, do you by chance have access to the original and if so could you open the link and then post it on this forum? It would certainly clear things up and be appreciated

Oops, sorry Loub52, I didn't give you enough information. The dead links I was referring too are on page 6 of the link in your original post under "supporting documentation", and two pertain to the site planning. The original link you provided does however state in the article that the project is going to be on the north side of 104 and wrap around the existing DOT complex and Irving station.
As far as I know the commercial land where the the shed retailer is now located is still on the market. It has been for sale ever since the ski jump collapsed years ago but should Common Man be able to complete the new project it will no doubt be sold soon thereafter ...and there will be even more cars trying to cross traffic in that already overly busy area. Yipes!

I think I’ve got it now...the cleared land on top of the hill (lot U-17 per post #10) is planned for a medical complex and the Common Man rest area is planned for the northeast corner off of I-93 at Exit 23 where the large mustard yellow colonial now sits. @NH.Solar, regarding additional links in the OP pdf, I struck out searching for them.

It's to bad for the citizens of New Hampton. They didn't not want this, matter of fact many moved there just for the peace and quite of a small New England Community atmosphere. However MONEY came in and bought the town, now you will see it become just another town owned by outsiders. Lived there for 30 years saw it coming for a while. And as Paul Harvey would say " Now you know the rest of the story "

I live in New Hampton and I am psyched to see the commercial development. I’ve even requested Trader Joe’s put in a store along that stretch. The amount of traffic in that corridor especially during the summer begs for development along that route. A hotel would be nice also. The liquor store was a great start!

Only since high school, but I think the natives have accepted me as one of their own. Co-mingled with many of them and even married a native. She does call me a carpetbagging flatlander, but only when I really annoy her. Which is often!!
