Default Island Sale

Have a good friend that will be selling his private island soon and asking who might be the best for such a unique property. We know many excellent realtors but not sure who might be most experienced with island properties
Hope some of you island owners can help me pass along your experiences

I 2nd Nancy D. She has been on Little Bear for most of her life & has been specializing in island property since she started in the business. Her husband Doug is also a realtor & he is a civil engineer. Between them there isn’t many questions they can’t answer or problem they can’t solve!

Any chance it's Pig? I've been eyeing that waterslide since childhood.

https://www.privateislandsonline.com/ But would probably do better with someone local.

Haha....no not teasing
Not naming the island because my friend doesn't want to be swamped with
inquiries and prefers privacy. Just wants find the right broker to get it sold.
I can tell you that it it's been family owned for many years, in a great location and one of the most beautiful islands you could imagine.
My friend is not a forum member so I am just fowarding replies

All great guesses but nobody has hit it yet.
I'll ask my friend for permission to announce on the forum as soon as a broker has been selected, that way any forum members who are interested would have an early shot at looking it over.

Release the name now and watch the parade of buyers offering 25% or more over asking price. Let the wars begin!

WOW, thats impressive.

Well nothing should surprise us when it comes to Winnipesaukee real estate.

For me the funniest part of all the overly elaborate Winnipesaukee estates is how little use they get. I can circle Governors Island every week and the same massive estates remain without a body to be seen and even those with people tend to have very few visible people making use of them. Matters not to me, I'm not paying that bill, we just pass by and observe the lack of use of these beautiful homes and wonder why anyone would want to invest all that money and pay those taxes and upkeep and not use it. But I guess if you are worth billions, then keeping a few multi-million dollar homes here and there up is not too draining on your budget.

Its just the world we live in, no sense getting worked up over it ;-)

I think Two Mile would be too small for the stated Parker Island comparison.

Default 2 Mile Island Sale

Beautiful spot, unique property. An island is not my sort of thing, but this is a nice one. Looks like it was in a family for almost 30 years-- I suspect that there is some heartache that goes with this sale.

This won’t be on the market long…no electricity and no septic however, it has a holding tank.

Pretty sure…listing notes Solar and propane. So it has electricity but it’s Solar.

Seems well priced, but if it had electricity and bathrooms/septic…seems like it would be >$2M easy. No pictures of any sink or shower?

The listing mentions another island, "Gull," that comes with the sale, but I can't find anything about that. Anyone know?

Also, what would getting power to there involve these days? Easier or harder than in the past?

To get power over will not be a cheap endeavor. You would need an easement from someone on shore to provide access to get the power over for starters, which could be difficult.

Gull is just a small island nearby. Not big enough to do anything with.

Yes Gull is the unnamed island on the Bizer chart. I read somewhere that the owners call it Timeout Island when the grandkids are visiting. Also I think Becky’s Garden f/k/a Beggar’s Island might be owned by the owners of Little Two Mile Island, if someone can confirm that or correct me? Otherwise why wouldn’t it be included in the sale?

Gull is just a small island nearby. Not big enough to do anything with.
I'd keep it off-grid and maybe take advantage of recent improvements in solar efficiency and batteries (eg Tesla Power Wall) in order to get more juice. If all you're running is lights, appliances, and occasional AC in a seasonal place, this should not be a big deal

I noticed just after this post that "battery storage" is listed, so I wonder what they're currently using.

A friend of mine owns an island in Maine, and they use propane for everything—lights, cooking, heat, etc. They pull the tanks and firewood, etc. across the ice in winter.

Beyond the inconvenience of winter work, their concern is fire, so they're looking at moving to solar with battery storage.

I would think power issues could be resolved with solar or propane. The larger problem to me would be lack of septic. Holding tanks are a real pain. Maybe less so if you never shower. Place looks good enough to put up with whatever inconveniences come with it though.

Becky's Garden is owned by them as well. We had been told that they were looking for someone to take that on, but it didn't sound like it was being conveyed with 2 Mile.

Sorry, I meant to type Beggar’s Garden not Beggar’s Island.
