Biggest thing thing would be checking any appliances, mechanicals, and any signs of water leaks and or intrusion. One thing you should pay very close attention to is the associations reserve analysis for repairs budget. How many years or months have they been saving for capital improvements. This keeps the chances each unit asessed for these big ticket items to a minimum. Lot of condos are for sale on the water right now makes you wonder.

This doesn't relate to a condo, just my house. We used an inspector that our agent recommended. WRONG. Turned out she (agent) also represented the seller. She tried to monopolize the inspector until I told her I was paying for the inspection so back off.
Anyhow, the super inspector failed to notice that the drain from the kitchen wasn't even connected but just drained under the house. The septic was also failed and the water test date couldn't be verified. Bottom line is if I hadn't been involved in construction for many years we would have been totally screwed. We wound up ok and she lost her R/E license. This was not a big $ deal so why try to screw the client over a couple bucks? You're on the right track, pick an inspector recommended by friends or maybe your insurance company. |

In the current economy or even when it's good, I prefer an association that's proactive. Like I was raised plan for that rainy day don't wait till then and try and figure it out. That's where bad debt accumulates and makes a bad situation worse. The annual financial report will show all of the numbers for the association as required by law.
