I thought about buying this place but I'm disappointed that there's no ping pong table and it'd be nice to have another bedroom.

According to Zilliow - the tax assessment is $8.8M so you have some negotiation/ wiggle room to get it down from $19.5M... (joke)
AND by the way - taxes per year on the assessed value >>>> $139,000!!!! |

OK. So it's a nice enough house. Is the waterfront a NRZ? Where are the staff (servant's) quarters? Not much land. Similar price for an estate in Scotland that had 53 rooms, out buildings (gamekeepers cottage, Mum' House, gatekeeper's cottage, barns, stables, golf course and 20,000 acres. Oh, and a radioactive beach polluted by DunReay. That may have affected the value of this beautiful estate. A plastic bowrider in the boathouse? Crass.

So this is now the most expensive house for sale beating the one on Wyman Point by almost double. It is not a NRZ in front of it. This last owner didn't keep it very long. I am sure they must have known what the taxes were??!! Several years ago it was rented to the President of France. Patrol Boats and Coast Guard had it blocked off.

Beautiful and all of that... even if you take the economics out of it, I would not want to live there, not what lake life is all about for me. Just my opinion.

I have some soon to be collectable Pier One Imports foam furniture in my basement that would complete that decor.
That gives me an idea. What if I were to set up a website for the cash strapped recent purchasers of high end properties. It could play on the sympathy of participants and encourage the donation of their previously loved furnishings. How does "Go Furnish Me" sound? |

I'm with you. It looks like a beautiful inn or conference center. I'd be psyched to stay for a weekend as a guest. But why would any family want this at all?

It shows that the current owner has only been in the house for less than two years. He paid 7.7+ million dollars and is looking for a 12+ million dollar profit?

I looked at this listing today and am just amazed at the size. I heard that the owner bought it complete with furnishings, dishes, silverware, art, etc-
They also sold another home of theirs recently in Vero, FL for over 17M. 40,000 sq ft, 18 BR, 27 baths, 4 kit, 4 elevators, on the Atlantic Ocean. Maybe the asking price is just amped up to see what they can get during these Covid refugee times from 18 months ago when they purchased it, I don't know. I'd need a live in cleaning lady for sure, and a walkie-talkie system to find my husband... |

Serious question: there was talk about The Behr place being "too expensive for Winnipesaukee" as it was soooo much higher than everything else.

The Bahre estate was a perfect example of just to much house for the area in terms of price. This is another. Bahre sold for under 6 mil and at least you had incredible views. This house has no views and boats parked in your front yard. Even the wealthiest buyers can get pretty much everything they want for 5 million so anything over that is a tough sell. Worth a try though.
It did get me thinking. If money was no object which house on the lake would I want? Neither Bahre nor this one would be on my list. There are plenty of homes that would be under 5 million that would be a better combination of size, design, privacy, views, location..... I have never seen the inside but personally I would choose the house on Winter harbor straight ahead to right as you enter. It's hidden in the trees with a lot of frontage. Kind of a one story ranch like you would see in Wyoming. I think its owned by Grousebecks. Beautifully done and very respectful of the lake. |

It says the annual property tax is $156,391 and I want to add that just the first ten thousand dollars is deductible from the federal income tax ….. so's the remaining $146,391/yr gets paid with real money. Current owner is probably eating a lot of dollar and fifty cent cans of tuna fish, just to save money and pay that whopper property tax bill. ….. and getting tired of tuna fish ….
