You don't need a court order to remove...
Non-permanent over-night guests creating a disturbance. The owner of a rental vacation cottage, I believe, has the same rights as a motel owner. A court order is needed for an eviction process against a long-term renter. Don't know in NH, but in CA it's more than 28 days.
