Will this cause real estate prices to come down, finally?
Disagree. Property in good shape with workable frontage is very much in demand. No shortage of buyers. Do agree, across the street property is in demand. A third of the cost. Many either have beach access or dock availability at a third the cost. And keep in mind many mariners have rack and boat storage facilities.
