Camp Samoset had a similar deed restriction: land to be used for recreation for Jewish boys or something to that effect. It takes a crackerjack lawyer to break the restriction and sell the land to a scrupulous out-of-state developer.

I learned that countless land deals were brokered in NH using various tactics to circumvent restrictions. When a parcel is donated to a conservatory trust, it's much harder to break. LRCT and Belknap Conservatory Trust are two great trusts.
