I am guessing that it needs some work, plus the fact that it is on an island creates issues as well. If it needs work, getting back and forth isn't easy, and I'd need to figure in the cost of a main land slip or figure out where to keep a truck and trailer while you are up there.
If I sell the boat I picked up last year I'd have an extra 20k to put down on this, just no way to get there hahaha!
