I believe that the other association near the entrance is called the Meadows. As previously stated, each association is independent with their own covenants (there are umbrella covenants from South Down), finances, benefits and issues. The best thing is to go take a look and spend some time talking to someone who lives in that association. We had a condo and sold it in deference to a house. We actually prefer that in that there is less governance. The upkeep is not particularly different; just a matter of who gets the checks.
Some units come with garages, some don't. Some units have basements, some don't. Some have views, some don't. Some include a boat berth, some don't.
In addition, the individual association amenities vary. Some associations have their own beach or pool.
I talked to a local realtor and there is much more buying activity, so things appear to be picking up.
