2009 Gilford assessed - 235,800. annual taxes - 2664.54

Could be a storybook buy at 100K or so, up or down, some price(?), what with the waterfront, 3 bedrooms, & Gilford schools.

Installing a year round, electrically heated, lakewater supply line costs about $1000, materials only, for a shallow well pump, 40 gal tank, and Pyrotenax heated, 220v-1 1/4" supply tube. Live like Swiss family Robinson out on your year round island residence......could be interesting.....great ice fish'n & hottub'n!

Probably, the ice needs only be one inch thick to safely be cross'n on cross country skis. Just carry a cell phone in a baggie with the fire dept on speed dial, and maybe wear a dry suit w/ a swim floatation belt to be double safe. Maybe an old kayak attached to some old wooden cross country skis.....along with an old pair of woolen knickers......be creative.....a dog sled?
