Hi Everyone,

I have been guest viewing for a little while and have enjoyed reading all the info about living in the Lakes Region. I finally decided to join so I can ask for input on various topics too. We moved up here last year and bought a small little house in Ctr. Barnstead so we could be close to the Big Lake. One of our favorite things to do is ride around Winni on our Honda Goldwing Trike. We are constantly amazed at the beauty that is here and now we got the bug to be even closer!

My husband and I have started to look for a cottage on the lake. As a kid, I spent every summer vacationing at Holiday Bungalows, now Holiday Bay Condos on Paugus Bay. Most places that we have come across do not allow pets. No even for our little indoor kitty! High taxes and high fees are also making this search challenging. We are open to all areas around the Lake. Any thoughts would be greatly appeciated.

Jozie,

We have a nice little cottage on Paugus Bay that is about to go up for sale. We are on Weirs Boulevard, 7/10's of a mile up from the Margate, 4 acres, with 25' of lake frontage. Very private.

The better question is, what is your budget? That will dictate a lot.

There are many towns on the lake, all with their own "flavor". You might want to might want to familiarize yourself with this, look at widely varying tax rates, are they spending it on what you support/need? Of course there are undefinable feelings you have when you look at a place, that can't be quantified here. Good luck, and if you have specific questions on a particular thing, I'm sure you will find an answer here :)

You should also factor in the differing costs of a town's:

1. Cable Provider
2. Electricity Provider
3. Phone company
4. Town or City water costs vs. well
5. Food costs, etc.
6. What percentage does the town or city assess at

You may want to inquire about pet policy.

I am over on Winnisquam, 5 minutes from Paugus Bay. You may want to check out Wildwood Village. The association accept cats and or medium size dogs.

Hubby is going to have to start working on a spread sheet!
Important to have all total estimated cost to own so there are no surprises.

Budget is small, $200k or less. I know, needle in a haystack.
Probably will have to be a condo.

So true, when you get that feeling, you just know it.

We have lots of research to do and numbers to crunch.
As soon a the snow melts we can head out to check out different neighborhoods.
That will at least allow us to narrow down a specific area.
Then it will be just waiting for the perfect property for us that fits our needs.
It is going to be fun to start looking. I can't wait!

there are cottages up and down Weirs BLVD for under $200k on the lake side and across the street, ideally lakeside is what I would imagine you are looking for. Be aggressive as most of the time when they show up, they disappear if priced correct. I am sure you know the many factors to consider.

Friends of ours own a mobile home in a seasonal park on Lakeside/Scenic road in Laconia. They have a cat. They purchased it for 50K and pay a seasonal fee. They have a beautiful view of the lake and the scenic railroad train passes by several times a day along their beach( which their grandkids love) . If you are looking for seasonal this might be an option.

If you want to send or receive PMs from other members check your settings. When you are logged in click "User CP" on the blue nav bar, go to Settings & Options|Edit Options. In the "Messaging & Notification" section there is a setting to enable Private Messaging and some other options. You can even select to get an email notice whenever you receive a PM (if you have a valid email address in your profile).

Every town on the BIG lake has a less expensive tax rate than Barnstead!

Barnstead is not on the Big Lake, and has an assessed base of less than $.5 Billion dollars. With the exception of Tuftonboro, all Lake towns have an assessed value of in excess of $1.5 Billion. Pretty easy to keep the rate down with those assessed values.

Barnstead has a tax commitment of over $11 million:eek:, with a large chunk of that going to their share of Prospect Mt. High School.

Just noticed that Laconia has a tax rate that is just over $1 less than Barnstead, $23 vs $22 per thousand.

I do feel sorry for those residents (I have a several friends who live in the town) having such a large tax commitment with such a (relative) small tax base.

I am glad that I live in Alton. :)

Stay where you are and enjoy the extra money in your pocket for things like eating out, gas money for the Trike, bringing the grandkids to Funspot, etc...

DPG, well said. That is exactly what we have decided to do. We are already lucky to live so close. We are just 15 minutes from Alton Bay. We ride down to look at boats, hear some music at the bandstand and get ice cream!
Of course, we have already hit Funspot during school vacation with the grandkids!!

Lots of FUN money to go around instead of another mortgage.

I'd go to the search engine on their website and type in less than $200,000 and you will find many properties that meet your criteria
