New roof on the little house in the woods.....

Just had our roof replaced by JMS Roofing. They did a great job. really quick and cleaned up really well. I had a hard time find any stray nails or old shingles in the yard. I have no affiliation with them other than they did my roof. Just thought I would post a positive experience in case anyone is needing a new roof.....

But the roof isn't finished. :laugh::D

Do love what they did with the tarp to protect your property and make clean up easier.

It's done. They did the roof in something just under 5 hours. Start to finish.
Gonna do the siding and gutters in the spring. I need the roof done for the insurance company. Seems they don't want to insure anything over twenty years old roof wise.

Roof vs. Insurance
 
I used to work as a Personal Lines Underwriter and normally we would not cover, in our best rate company, a house with a roof that was older than 20 years old. We would write the coverage in our standard rate company if the roof was over 20 years old, but was in good shape with no signs of cupping or missing tabs.

Roof looks very nice.

Oh, and of course I was kidding in the previous post. I knew the roof would have been completed. :)

WOW!!!!

I've stripped and shingled many roofs including the saltbox style and have never done it anywhere near "something just under 5 hours".

Where are they out of? I have a similar sized roof that needs to get done. Two sets of shingles. What range of quotes should I expect?

I swear they were in and out fast. There were 6 guys or maybe 7 even.
When they took a lunch break I think they took maybe 15 minutes tops.
The place was all cleaned up by 4 pm. Then Jake came and picked up the dump trailer and ladders around 5-6pm.

JMS roofing is out of Wolfeboro Falls I believe. They have a facebook page.

I'll PM anyone that wants to know how much I paid.

My roof is smaller than that and all by myself it took 2 1/2 days, and I was using roofing panels. A typical roofing crew is two guys. I'm not surprised that six or seven people who know each others' routines can do a job that fast.

The front is the only area that had to be staged and you're not looking at more than 10 square on the front probably around 16 total. 6-7 guys is a big crew for such a small roof...a good roofer can put down at least 8-9 square alone in a day. With the stripping and removal of shingles and going around the 2 sky lights they did just what they were supposed to do.Architecture shingles are very forgiving.Did they ice and water the whole roof? Looks nice!

Funny thing is I don't find Five hours for the roof pictured all that surprising... Now that there are tools that make stripping the roof easy. And most of the nailing is done pneumatically they are able to move right along...

The last time I saw a roof done, the biggest delay was the materials not arriving on site on time.....

I can only go by what I have done with a crew of three people and I know I couldn't do it in less than 5 hours.

I always had safety harnesses and plenty of roof brackets with planking on the steep side of the salt box. My staging was a little more elaborate and that took time to assemble.

Even with the power roof shingle remover I don't think I could save that much time. They are good for layers of shingle removing but I never used them.

I congratulate this company for their efficency and it looks like they did a good job.

I would be more worried about that siding! Your flue has "hot spots.


Please post a picture next year with the chimmney surface. To hell with the roof if it aint leaking don't fix it.
