Real Estate Agents?
 
Looking for feedback and recommendations from Forum on Real Estate Agents in the Lakes Region.

To narrow the area a little more specific, on the Wall-Mart side of the Lake (Gilford/Laconia).

Buying or selling ?

Either way. Hire a top notch home inspector. If selling hire first and fix all problems.
If buying. Know the problems before buying.

A water quality inspection is usually optional. Get a good one from a place that does not sell water treatment equipment - as they certainly will find issues no matter how good the water is.

Ellen Mulligan. Several neighbors have used her to sell with very good results. I suspect she would also do well as a buyer agent.

I used Kara Chase to sell several properties in Laconia in the last three years. I could not have been more impressed with Kara and her team.

They staged the properties well, took excellent pictures and drone shots, and were on top of their game throughout the process.

According to her website she has had 95 sales in the last 12 months and all 53 of her reviews are 5 stars.

Stephanie Inglis was great, she represented the seller in our purchase but was a pleasure to deal with. I will say the seller was EXTREMELY difficult (long story), but she was great at navigating the ups and downs of it.

She works with Brie Stephens at Compass.

Nancy and Doug Deporter are awesome as well! I have used Nancy a few times on both ends.

A big recommendation for Ashley Davis of 4 Seasons/Sotheby's in Meredith. First worked with her 10 years ago when we sold our place in Laconia and bought in Meredith. Also, when we moved our primary home from CT to MA to NH, and moved our son to VT earlier this year, she assisted us in those transactions by screening local agents to find one that would be a good fit for us.

She's a lakes region native, having grown up in Gilford, so she knows the area as well as anyone, and is a great person.

You do realize that when a real estate agent "assists" you by finding another agent for you they usually do so because they get a "referral fee" from any transaction that closes as a result of that referral. It happens often in the real estate business.

It is similar to when a lawyer refers you to another lawyer who specializes in an issue that you have. They generally get a piece of any legal fee or settlement generated by that referral.

Not too many people work out of the goodness of their heart anymore!

Yes, I am well aware of that. In our case, Ashley knows our personalities and our style preferences and has always found a referral agent who meshes well with that. Good for her if she gets a referral fee out of it. I should also add that she has become a family friend over the years, so it is not just about the money.

I am not sure Nancy is taking on more clients, I had reached out to her earlier this year about a property on Rattlesnake. She did recommend Jen McCoulough as someone to work with though. I haven't reached out yet as we aren't really at the point of seriously looking yet with the way the market has been.

Nancy is not renewing her license as I understand it. Time to start enjoying the lake without having showing, closing, etc., interruptions. Good for her!!

I do believe that her husband Doug is still in the business though.

If you are buying or selling a home in South Down/Long Bay, Kevin Shaw has as much experience with this market than anyone. Kevin has his pulse on properties that are scheduled to come on market.
