The November Lakes Region Waterfront Sales Report


There were twelve residential waterfront sales on Lake Winnipesaukee in November, 2013 at an average sales price of $1,003,375. Last November there were also twelve sales, but a much lower average of $645,917. Six of the twelve sales last month were over the million mark thereby boosting the average for the month.

There were fifteen waterfront homes sold in October 2013 on Lake Winnipesaukee at an average price of $1.1 million. There were eight sales over the million dollar mark with one exceeding the $2 million price tag. That’s a pretty good month in anyone’s book. There were 18 waterfront home sales on Winnipesaukee in September at an average price of $1,114,292 and a median price point of $652,000. August was a great month for waterfront sales on Winnipesaukee with a whopping 23 transactions. There were six sales over the $1 million mark, but a large number of low end sales brought the average sales price down to $731,396. That brings the total sales for the year thus far to 84 at an average price of $884,570 compared to 81 sales...

December was another strong month for waterfront sales on Winnipesaukee with a total of fifteen properties changing hands which is the same count as last December. The average sales price of $1.043 million is up considerably from the $675,300 average posted last year bolstered by the fact that five of the fifteen sales exceeded the million dollar mark. There were twelve drummers drumming and twelve waterfront sales on Winnipesaukee in November! Maybe ten lords were leaping to get their checkbook and two of the nine ladies that were dancing paid cash? The average sale price came in at $645,917 with a median price point of $587,500. There were eleven pipers standing out on the Meredith Town Docks piping away about the eleven month sales total of 115 transactions...

As I reported last month, waterfront sales on Winnipesaukee were up for the year from 96 units in 2010 to 107 in 2011 for a solid 11.5% increase. Will 2012 be another big year for waterfront sales in the Lakes Region? We certainly hope so! Well, January of 2012 started out with five waterfront sales on the big lake which was the same as January of last year. The average sales price came in at $1.118 million which was just under the $1.17 posted last January.

Last March there were seven sales at an average of $1.1 million with the average price bolstered by a $4.25 million sale in Wolfeboro. The tally for the first quarter of this year stands at 17 sales which is equal to the first quarter of last year although the average sales price is down from $1.9 million to $857,471....
