The Nitrogen Enriched Home

Posted 06-29-2012 at 02:20 PM by Roy Sanborn

I’ve got to admit that real estate agents tend to try and paint the properties they have for sale in the best possible light when they describe them. Well, most agents anyway. There are still plain vanilla descriptions such as “2 Bedroom, 2 bathroom house with 1,512 Sq ft of living space on a 3.62 acre lot. Large attached garage with storage space above it. Land is partially wooded. Basement is partially finished.”...

Winnipesaukee, Winnisquam, and Squam - May 2012 Waterfront Sales Report

Posted 06-16-2012 at 12:45 PM by Roy Sanborn

May was a great month for waterfront sales on Winnipesaukee with twelve transactions at an average price of $638,231. None of the sales exceeded $1 million, but three were in the $900,000 range. Last May there were only four sales on the big lake but the average sales price did come in higher at $1.053 million. To me, it is just as good to see a lot of properties selling on the...

What is your favrite real estate movie

Posted 05-25-2012 at 02:06 PM by Roy Sanborn
Updated 06-08-2012 at 11:03 AM by Roy Sanborn

Hey, it is the holiday weekend! Get out there and enjoy all the Lakes Region has to offer! So, what is your favorite real estate movie? When you stop and think about it, there are more movies dealing with real estate than you might have originally guessed. Early westerns were about settlers trying to make new homes in the Old West, war movies are really about countries fighting over real estate, and horror movies are often about haunted houses. Excluding those types of movies narrows the field...

A Rash Of House Thefts in the Lakes Region

Posted 05-20-2012 at 09:51 AM by Roy Sanborn

There were 61 residential home sales in April 2012 in the communities in this Lakes Region real estate market report. The average sales price came in at $324,580 and the median price point at $170,000. While 61 sales might not seem like a lot, it is 33% better than the 46 sales last April and the average price is up from $317,714. Residential sales are up 23% year to date over the same period last year,...

The number of homes for sale in the twelve Lakes Region communities in this report continues to creep up with 105 more listings available than last month. The 1195 listings available as of May 1 represents a 17.6 month supply. That’s enough! The current average asking price stands at $500,196 with a median price point of $257,000.

There is obviously a pile of homes in every price range to look...

There were 64 residential home sales in March in the twelve towns listed in this Lakes Region of NH real estate report. That's a 12% increase over last March. The average sales price came in at $314,161 last month compared to just under $300,000 last year. There were four sales over the million dollar mark bolstering the average sales price. Exactly 50% of the sales were under $200,000.

1st Quarter Lakes Region Waterfront Report

Posted 04-13-2012 at 07:27 AM by Roy Sanborn

Hey! There were fourteen waterfront sales on Winnipesaukee in March! That’s a pretty good month in my book. The average sales price came in at $797,086 and there were three sales over the million dollar mark. Last March there were just six sales at an average price of $986,667. For the first quarter of 2011 there have been twenty six sales on the lake at an average of $807,469 compared to seventeen sales at an average...

Never Count on Having a Nice Neighbor!

Posted 04-06-2012 at 08:40 AM by Roy Sanborn

The residential home inventory in the twelve Lakes Region towns in this report jumped up again from 994 properties on the market last month to 1080 as of April 1. That total is also up from 1018 last April 1st. The average price for homes on the market stands at $515,577. Remember, that’s just the average asking price. With the average selling price in February at just $209,000, you can kind of tell what is...

The average sales price came in at $209,025 with 72% of the sales coming in under the $200,000 mark. That’s an 18% increase over the 50 sales last February although the average sales price took a slight drop from the $216,025 amount posted last year. For the first two months of 2012 the total...

Lakes Region Waterfront Sales Report - February 2012

Posted 03-16-2012 at 09:10 AM by Roy Sanborn

There were seven waterfront sales on Winnipesaukee in February at an average price of $606,429. That doesn’t sound real impressive but there were just six sales last February at an average price of $467,667 so we are one up for the month. Obviously, you have to the more expensive homes selling to get a high average sales price and that was just not the case last month.

The highest sale...

Real Deals in the Lakes Region?

Posted 02-26-2012 at 02:07 PM by Roy Sanborn

A spin around the MLS system this week revealed a few more potential good buys in the Lakes Region if you are in the market for a new home! The first one is a bit of a mystery, though as there was only one picture shown and there’s not a lot of info listed on the sheet. That always scares me. The home is located at 731 East Side Drive in Alton and is offered as a short sale at $140,000. It is assessed...

Indicating Indicators- January Lakes Region Home Sales Report

Posted 02-17-2012 at 10:39 AM by Roy Sanborn

As I was compiling the residentail sales numbers for January for this Lakes Region report, I was a little disappointed in the totals until I looked at January of 2011 which was actually pretty abysmal. While 48 single family homes changing hands at an average sales price of $148,500 doesn’t seem like a banner month, compare that to the 37 sales last January (at an average of $185k) and it looks like things...

January 2012 Lakes Region Waterfront Sales Report

Posted 02-10-2012 at 08:56 AM by Roy Sanborn

As I reported last month, waterfront sales on Winnipesaukee were up for the year from 96 units in 2010 to 107 in 2011 for a solid 11.5% increase. Will 2012 be another big year for waterfront sales in the Lakes Region? We certainly hope so! Well, January of 2012 started out with five waterfront sales on the big lake which was the same as January of last year. The average sales price came in at $1.118 million which was just under the $1.17 posted last January.
