There were 1,120 residential homes on the market as of November 1,2012 in the twelve communities covered in this Lakes Region real estate report. The average asking price stood at $491,382 with a median price point of $252,950. The residential inventory available is down from 1,230 last month and 1,277 last November. The current inventory represents a 14.6 month supply of homes on the market which is far better than we have seen over the summer months.

A search of the MLS system revealed some newly listed properties that appeared be pretty good deals. Here’s a few of the nicer ones I picked to go look at if you are in the market for a new home.



The property at 12 Susan Drive in Moultonborough looks like a no brainer to me. This three bedroom, two bath, 1,934 square foot contemporary cape built in 2000 has an open floor plan, a first floor master suite, hardwood and tile floors, a two car garage and it sits on a .52 acre lot. This seems like a good deal at $204,900 when compared to its tax assessment of $273,300. The pictures look great so it is definitely worth a look.



The home at 139 Hackett Road in Belmont also seems like a winner. This is a 2,727 square foot, four bedroom, four bath colonial that was custom built in 2005. It has a designer kitchen, an open concept layout, a living room that features a fireplace and wide pine floors, a large deck, formal dining room, a master suite, and as a bonus there is an in-law living area. There is an attached two car garage and several outbuildings in this five acre lot that is surrounded by open fields making it suitable for having horses. This property is nicely priced at $279,900 which is 73% of the tax assessed value of $383,188.



I thought the property at 284-5 Black Brook Road in Meredith would be worth looking into if a Winnisquam waterfront is your dream. This is a 1949 vintage, four room, two bedroom, 466 square foot seasonal camp. The MLS sheet says you can sleep 10 people here, but with only 466 square feet to work with everyone better be really close friends. Anyway, it has that rustic charm everyone wants (in this case that means no heat) and a screened porch where you can tell tall tales or make plans to remove that rustic charm and build a new cottage that could be used year round. In any case, the important thing is it sits on a .44 acre lot with 80' of frontage, a dock, and the opportunity to make some family memories for a lifetime. It is priced at $369,000 which is at 82% of the tax assessed value of $452,400.



Another waterfront cottage that caught my eye was over on Waukewan in Meredith at 133 Waukewan Road. This is also a seasonal cottage with 1,440 square feet of space (that sleeps over thirty people), five rooms, and two bedrooms. This old girl was built in 1890 and actually used to be a boat house. Now it is an unusual lake cottage with a living room with vaulted ceilings, a large stone fireplace, beautiful wood paneling, and porch. The cottage is just steps from the water and sits on a .42 acre lot with 140’ of frontage. It is priced at $379,000 which is below the current tax assessment of $406,400. She might need a little TLC but who wouldn’t want to live in an old boathouse?



Down in Gilmanton at 51 Bingham Road there is a property that I think is a truly great deal. This home is a 3,292 square foot brick colonial built in 1970 that has amazing panoramic views and amazing quality throughout. There are three bedrooms, three baths, a gathering room with built-ins, brick fireplace, hardwood and hand hewn beams, updated kitchen with granite, tile, and antique cabinetry, a great room with a black marble fireplace, formal dining room, and a grand foyer. The MLS sheet says that this home has “astonishing detail at an unbelievable price” and I would agree. It is priced at only $349,000 or 66% of the current assessed value of $531,675. I’d be scheduling an appointment to see this one if you are looking for something special…
