There was a man from Nantucket...

Posted 06-17-2011 at 01:06 PM by Roy Sanborn

For the second month In a row, residential home sales in the Lakes Region of NH were down a bit compared to last year’s sales. We have been hitting 65-70 sales in May for the past four years, but last month there were only 58 homes sold at an average price of $275,900. On a rolling twelve month basis ending May 31, 2010, there were 745 sales at an average price of $315,235 compared to 765 sales at an average price of $306,823 for the 12 month period ending May 31, 2010. That’s still not bad (I have...

Boat house in the '50's

Posted 08-14-2011 at 08:50 PM by Susan Connors

My family would spend every summer at the lake in the early 1950-60's. We rented a boat house from woman who owned a huge old house across the street from the lake.I remember that she had many antiques, and a rap-around porch. I think she also use to rent rooms as well. Many times her grandchildren would be there and we would play together. Her grandson was in a wheelchair. The boathouse was right across the road from her home. There was a huge bolder right next to the B.H. It also had a balcony...

What color is your dream home?

Posted 08-25-2011 at 01:54 PM by Roy Sanborn

According to what I have read on-line, the most popular house color, not surprisingly, is white. All you have to do is look around good old New England and you can see quaint villages full of white houses, churches, and town buildings. According to one article, 37% of homeowners would choose white as the predominate color if they were to repaint the exterior of their home.

I’d say...

Posted 01-13-2012 at 07:22 PM by Roy Sanborn

It was a great end to the year with fifteen waterfront sales on Winnipesaukee in December at an average of $675,300. That compares to nine sales last December but at a much higher average price of $1,306,044. Only three of the fifteen sales last month were over the million dollar mark resulting in the low average sale price.

The least expensive sale in December was at 65 Cow Island in Tuftonboro....

3 Keys to $elling Your Home: Marketing, Price, and the Buyer Pool

Posted 01-30-2012 at 11:24 AM by Roy Sanborn

The successful sale of any home in today’s somewhat trying real estate market can be broken down into distinct components that are inexorably linked together; (1) marketing the property, (2) the available pool of willing buyers, and (3) price. Unfortunately, these three components often get blurred and home sellers get confused and discouraged when their home doesn’t sell. They always ask why are...

Indicating Indicators- January Lakes Region Home Sales Report

Posted 02-17-2012 at 10:39 AM by Roy Sanborn

As I was compiling the residentail sales numbers for January for this Lakes Region report, I was a little disappointed in the totals until I looked at January of 2011 which was actually pretty abysmal. While 48 single family homes changing hands at an average sales price of $148,500 doesn’t seem like a banner month, compare that to the 37 sales last January (at an average of $185k) and it looks like things...

Never Count on Having a Nice Neighbor!

Posted 04-06-2012 at 08:40 AM by Roy Sanborn

The residential home inventory in the twelve Lakes Region towns in this report jumped up again from 994 properties on the market last month to 1080 as of April 1. That total is also up from 1018 last April 1st. The average price for homes on the market stands at $515,577. Remember, that’s just the average asking price. With the average selling price in February at just $209,000, you can kind of tell what is...

1st Quarter Lakes Region Waterfront Report

Posted 04-13-2012 at 07:27 AM by Roy Sanborn

Hey! There were fourteen waterfront sales on Winnipesaukee in March! That’s a pretty good month in my book. For the first quarter of 2011 there have been twenty six sales on the lake at an average of $807,469 compared to seventeen sales at an average...
