September 2012 was a very good month for waterfront sales on Lake Winnipesaukee with thirteen transactions at an average price of $1.371 million. The median price point came in at $1.4 million as nine of those thirteen sales exceeded the million dollar mark. Last September, there were seven sales on the big lake at an average of $714,357. As of October 1, 2012 there were 1,230 residential homes available in the Lakes Region communities covered by this Lakes Region Real Estate Market report. The average asking price stood at $486,117 and the median price point was $259,450. The inventory level is down from 1,351 homes for sale last month and the 1,336 available last October. Lake Winnipesaukee, Winnisquam, & Squam Waterfront Sales Report - August 2012

There were 12 waterfront sales on Lake Winnipesaukee in the month of August at an average price of $1.18 million. That compares to eighteen sales at an average of $827,589 in August 2011 and 14 sales at $1.1 million in 2010. The average sales price so far this year on the big lake is $956,021 compared to $1.074 million last year. There have been 80 sales so far this year compared to 69 for the same period last year. So lakefront property is moving well but at a lower price.

There were 93 residential home sales at an average price of $345,705 in August in the Lakes Region communities covered by this report. That’s a 12% bump up from last August when there were 83 homes sold at an average of $330,718. That’s a pretty good month in my book, but we still haven’t made that magic 100 sales in a month this summer that I was looking for. Maybe we’ll make it in September?

The residential home inventory level in our Lakes Region report bumped up an inch or two from 1328 homes available on July 1 to 1351 available as of August 1 at an average asking price of $491,503. The median price point is at $259,900. The current inventory level represents a 20 month supply of homes on the market. We are down, however, from the 1412 homes available on August 1, 2011.

June was another good month for residential home sales in the towns in this Lakes Region report with 92 transactions at an average price of $251,218. Last June we had 77 sales at an average of $478,304. For the first half of the year we have had 412 sales at an average price of $291,352 compared to 325 sales in the first half of 2011 at an average sales price of $328,294. That’s a 26% increase in sales but an 11% drop in the average sales price. So we have got some good signs and some bad signs....
