Lake Winnipesaukee, Winnisquam, and Squam November Waterfront Sales Report

There were twelve drummers drumming and twelve waterfront sales on Winnipesaukee in November! Maybe ten lords were leaping to get their checkbook and two of the nine ladies that were dancing paid cash? The average sale price came in at $645,917 with a median price point of $587,500. There were eleven pipers standing out on the Meredith Town Docks piping away about the eleven month sales total of 115 transactions...

The residential home inventory in the twelve communities covered in this Lakes Region market report dropped to 1,023 listings as of December 1, down from 1,120 in November and 1,168 as of December 1, 2011. This inventory level represents a 13 month supply of homes on the market which is the lowest we've seen in a long, long time. Maybe, there really is a Santa Claus.

October was a great month for residential home sales in the twelve Lakes Region communities covered in this report. There were 97 transactions at an average sales price of $287,919 with a median price point of $188,000. That brings our year to date total to 772 sales at an average of $297,874 with a median price point of $180,000. That compares to 624 sales at a average price of $310,684 posted for the first 10 months of 2011. That’s a 24 % increase in the total number of sales for that period....

Lake Winnipesaukee and Winnisquam Waterfront Report - October 2012

There were ten Winnipesaukee waterfront homes that changed hands in October at an average sales price of $1.444 million with a median price point of $872,500. That brings our total for the year to 103 transactions at an average sales price of $1.056 million compared to 87 transactions at $1.057 million or the first ten months of 2011. That's a 19% increase in the number of sales which I would say is pretty good considering the state of the economy.

Lakes Region Home Deals?

There were 1,120 residential homes on the market as of November 1,2012 in the twelve communities covered in this Lakes Region real estate report. The average asking price stood at $491,382 with a median price point of $252,950. The residential inventory available is down from 1,230 last month and 1,277 last November. The current inventory represents a 14.6 month supply of homes on the market which is far better than we have seen over the summer months.

Halloween is just around the corner. Kids will be out Trick or Treating in their scary costumes trying to see who can collect the biggest stash of candy and goodies. September 2012 was a very good month for waterfront sales on Lake Winnipesaukee with thirteen transactions at an average price of $1.371 million. Lake Winnipesaukee, Winnisquam, & Squam Waterfront Sales Report - August 2012

There were 12 waterfront sales on Lake Winnipesaukee in the month of August at an average price of $1.18 million. That compares to eighteen sales at an average of $827,589 in August 2011 and 14 sales at $1.1 million in 2010. The average sales price so far this year on the big lake is $956,021 compared to $1.074 million last year. There have been 80 sales so far this year compared to 69 for the same period last year. So lakefront property is moving well but at a lower price.

There were 93 residential home sales at an average price of $345,705 in August in the Lakes Region communities covered by this report. That’s a 12% bump up from last August when there were 83 homes sold at an average of $330,718. That’s a pretty good month in my book, but we still haven’t made that magic 100 sales in a month this summer that I was looking for. Maybe we’ll make it in September?
